I am also a landlord now, bought a house last summer and as a home owner $9000 is nothing for damages. Broken windows, patio doors, walls, floors, insulation, plumbing & fixtures, those things can add up pretty quickly. I use to live in a house with several students and one got drunk and took a golf club to the walls of his room and all the communal area's of the house (kitchen, bathroom, living room). When all was said and done the repairs cost the landlord nearly $5000, and that was only replacing the drywall and insulation that was damaged.
